A major housing development in Brampton has been given the go-ahead after Cumberland Council approved plans for 219 new homes on land off Carlisle Road. The decision marks one of the town’s largest residential expansion projects in recent years.

The scheme, submitted by Story Homes, was approved during a meeting of the council’s planning committee after officers recommended the plans for approval. The 10-hectare site, currently used as grazing land, sits next to the developer’s existing Winchester Place estate.

The new development will feature a mixture of two-, three-, four-, five- and six-bedroom properties, including terraced, semi-detached and detached homes designed to appeal to a broad range of buyers and families. Plans also include a significant affordable housing allocation aimed at helping local residents access the property market.

According to planning documents, 65 of the homes will be designated as affordable housing. This includes rental properties as well as homes available through discounted sale schemes intended to support first-time buyers and lower-income households.

Developers have also emphasised the environmental credentials of the project. Every property on the estate is expected to include solar panels and electric vehicle charging points as part of efforts to improve energy efficiency and reduce carbon emissions. Public open spaces and a dedicated children’s play area are also planned within the development.

Despite the approval, the proposals generated concerns from some local representatives and residents. Brampton Parish Council acknowledged that the principle of development was acceptable under planning policy but warned about the cumulative pressure additional housing could place on local infrastructure and public services. Issues including school capacity, healthcare provision, road traffic and community facilities were raised during discussions surrounding the application.

Following the approval, Story Homes welcomed the council’s decision, describing the project as a “sustainable new community” designed to deliver both modern housing and long-term investment for the area. Company representatives said the development would provide high-quality homes alongside improvements to local infrastructure and amenities.

The approval reflects ongoing pressure for additional housing across Cumbria, where demand for family homes continues to rise amid population growth and changing housing needs. Local authorities across the region are facing increasing challenges balancing the need for new housing with concerns about infrastructure, environmental protection and preserving the character of smaller towns and rural communities.

Construction timelines for the Brampton development have not yet been confirmed, although preparatory work is expected to begin following the completion of planning conditions and site arrangements.

The project is likely to play a significant role in shaping the future growth of Brampton over the coming years as demand for housing across north Cumbria continues to increase.
