A seven-bedroom Lake District guest house has gone on the market for more than £695,000, offering several potential uses.

Cambridge House, a Victorian townhouse in Windermere, is being marketed on a freehold basis with an asking price exceeding £695,000. The property is currently operated as a room-only guest house and also includes a separate one-bedroom apartment for the owners.

The property provides accommodation for up to 18 guests across seven en-suite bedrooms. Its existing configuration gives prospective buyers the opportunity to continue operating it as a hospitality business, while its planning position provides additional options for the future use of the building.

Cambridge House also benefits from planning permission allowing it to operate as a single-unit holiday let. The permission means the property is not restricted solely to its current guest house arrangement, giving a potential purchaser greater flexibility when deciding how the building should be operated.

The sale is being handled by property adviser Christie & Co. Graham Wilkinson, senior business agent for hotels at the firm, said opportunities such as Cambridge House are becoming increasingly difficult to find, particularly because of its central Windermere location.

Wilkinson also pointed to the property's planning consent as an important part of its appeal. The ability to operate the building as a guest house, a single-unit holiday let or a private residence gives potential purchasers several different options rather than tying the property to one particular business model.

The agent said prospective buyers could choose the arrangement that best matches their ambitions, whether that involves running accommodation, creating a luxury holiday rental or establishing a home in the Lake District. The range of permitted uses is therefore a central feature of the sale.

With seven bedrooms, en-suite facilities, space for up to 18 guests, an owners' apartment and planning permission covering several possible uses, Cambridge House is being offered as a flexible property in one of Cumbria's best-known visitor destinations. The asking price is more than £695,000.

The sale comes as the existing owners prepare to redirect their time and investment towards their London portfolio.
