Barrow’s Grade II Listed Custom House Remains Unsold

Despite undergoing extensive refurbishment, Barrow’s Grade II Listed Custom House remains unsold, raising ongoing concerns about the building’s future and its long-term viability.
Dating back to 1860, the property sits in a prime location on the corner of Abbey Road and Hindpool Road, yet has failed to attract a buyer even with its high-profile position directly opposite major retail parks. The building, which has cycled through numerous uses over the past 20 years, now stands vacant once again.
Although agents highlight its “good presentation” and “amazing potential,” the sheer size and age of the five-storey structure may be deterring investors. The premises include a restaurant, kitchens, a function room, a soft-play zone, and various office suites, but many of these areas have remained unused for years. Even with modern fitments and an internal lift, maintaining such a large historic building poses significant costs and challenges.
Previous interest in the property has not translated into a sale. A deal was even pending at one point but ultimately fell through. While no official reason has been confirmed, some have questioned whether the building’s deteriorating condition may have played a role.
The Custom House’s rear courtyard and secure parking offer practical advantages, but they have not been enough to generate meaningful buyer interest. Once a busy hub for hospitality and activities, the building now stands as yet another prominent Barrow site struggling to find a purpose, a stark reminder of how difficult it can be to repurpose and revive historic commercial properties in the current climate.
