Controversial Lake District Hotel Development Site Goes on Market for £2.5m
A controversial hotel development site in the Lake District has been listed for sale with an asking price of £2.5 million.
The property, Pearsall House at Far Sawrey on the shores of Windermere, has planning permission for a 15-bed hotel and a 24-space car park following approval in September last year.
The original developer, Mikhail Hotels and Leisure Holdings Ltd of Southport, began initial work on the project but now intends to retire. The company is seeking a purchaser who shares the vision for completing the development and turning it into a bespoke luxury hotel destination.
Plans for the site previously attracted controversy and local objections over issues such as wastewater management and concerns about overdevelopment in the National Park. An earlier bid to convert the building was approved in October 2023, but further revisions were required after site conditions changed and landscaping work began without full consent.
Pearsall House was originally built in 1973 and before its vacancy served as offices and a laboratory for the Fresh Water Biological Association.
The site is being marketed by Christie & Co, which says it represents a rare opportunity for developers or operators to take on a project with planning in place and initial development already underway.
With continued interest in hospitality investment across the Lake District and Cumbria more widely, potential buyers are expected to be drawn by the chance to create a waterfront hotel in a location that has seen limited new hotel development in recent years.
